That map is far from complete.  It's not even vised or lit.  The r_speeds are terrible, too.  I get like 20-30fps.

If your map leaks, it shouldn't be released, period (and don't put a big box around it to "fix' it, either).  I don't mean to be harsh, but in order for the engine to function properly, the map needs to be sealed.  I saw several leak location just walking around on it -- lots of brushes don't line up.  Gaping holes everywhere. :)
